  • Minimum 640 credit score
  • Borrower income under $135,750
  • Available for conventional, FHA, VA, and USDA loans
  • No sales price limit — available across all 46 SC counties

🏦 SC Housing Homebuyer (Bond) Program — Subsidized Rates + DPA

The SC Housing Homebuyer Bond Program pairs a below-market fixed interest rate with additional forgivable down payment assistance. In Charleston County, income limits are:

  • $110,900 for households of 1–2 people
  • $127,535 for households of 3 or more
  • Home price cap: $450,000

The DPA under this program carries a 15-year forgiveness term. In some cases, this program can be layered with other assistance — your participating lender can advise on what combinations are allowed.3

🦸 Palmetto Heroes — $10,000 for Public Servants

🏙️ City of Charleston Homeownership Initiative — Up to $20,000

If you’re buying within the city limits of Charleston, you may qualify for the City’s own Homeownership Initiative — a zero-interest, deferred, forgivable loan of up to $20,000 for down payment and closing costs.

Eligibility is based on income (50%–120% of Area Median Income depending on household size), and buyers must not have owned a home in the past three years. The loan is forgiven after 20 years of owner-occupancy — a powerful incentive for anyone committed to putting down roots in Charleston proper.5
